For renovations of residential flat buildings to a greater extent to also lead to energy efficiency, it is important to better understand the background of different property owners’ choice of measures and the consequences of the measures on the buildings’ performance. Professional property owners can have the skills and power to renovate entire houses and areas simultaneously for maximum energy efficiency. Housing cooperatives often do not have the same opportunity to carry out comprehensive renovations, but instead choose more gradual renovations, with the risk that significant energy efficiency improvements are not achieved.
The project’s goal is to increase knowledge about the choice of renovation measures and their consequences, and factors that influence the choices of different types of housing owners and managers.
In the project, we are studying a residential area from the 1960s with 16 initially identical buildings. Today, the buildings are owned by three different types of property owners: a housing cooperative, a municipal housing company, and a national private housing company. Over the years, they have chosen to implement different renovation measures, and they have different thoughts about future measures.
We carry out measurements and simulations to understand how the buildings’ energy and indoor climate performance have been affected by the property owners’ various chosen renovations. We also map driving forces, conditions and challenges of importance for the property owners’ choices regarding renovation, maintenance and management, historically and in the future.
During the project period, we will recurringly discuss the results with the property owners to enable a rich and reflected exchange of knowledge and experience.
